36 Sagg Pond Court, Sagaponack
$13,500,000
Deep South of the Highway in Sagaponack, half a mile from the ocean.
A traditional estate at the end of a cul-de-sac, with grandfathered luxury amenities that simply cannot be replicated or rebuilt under today's stringent local zoning codes. Gated grounds with specimen plantings and cutting gardens, a heated gunite pool, a sunken tennis court and a 1,250 square foot wraparound covered porch.
Where a ground-up build here means three to four years of approvals, this house lets a visionary buyer bypass the gridlock: an interior modernization, and within months a world-class coastal estate.

The Hamptons, by the season.
Out here a summer is quoted Memorial Day to Labor Day, a July, or an August to Labor Day, and the quiet months have their own price. Choose your stretch of the year and Wendy's rental homes show what that stretch costs.

Forty summers here, and still her favourite place of all.
Wendy grew up in Forest Hills and has lived in California, Maryland, Indiana, Florida, New Jersey and Manhattan. The Hamptons won. She has summered here for forty years and lived full time in East Hampton with her husband and daughter for more than two decades, so she knows every hamlet from Westhampton out east to Montauk.
Before real estate she was a teacher, in New Jersey public schools and Manhattan private schools, with a Master's in Personnel Services and Counseling from Fordham. Her clients still feel it: she explains the market so you can make the right lifestyle and investment decision, and she stays with you every step of the way.

When she is not selling, you will find her at the gym, at yoga, at the bridge table, out to dinner, or at the beach with great friends.
As soon as Wendy came on board, she helped me sell a property that I was unable to sell for several years despite having a multiple listing.
